Coherent registers an $8 million cleanroom remodel, its 11th state-filed project at the South U.S. 75 plant this year

The newest filing covers a 6,030-square-foot fab lab renovation set for February to August 2027. The company's 11 Sherman registrations since February list about $78.7 million in work.

Coherent has put another renovation of its Sherman semiconductor plant on file with the state, the 11th project the company has registered at the South U.S. 75 site since February.

The latest filing, registered Sept. 18 by the Texas Department of Licensing and Regulation, is titled "Zone 2 WAT/ORT Cleanroom." It describes an $8 million renovation of an existing fabrication lab covering 6,030 square feet at 6800 S. U.S. 75.

Work is scheduled to start Feb. 15, 2027, and wrap up Aug. 15, 2027, according to the filing, and the state's review of the project is marked complete.

The property owner on the filing is Finisar Sherman RE Holdco LLC, and the design firm is MJMc Architects of Farmers Branch.

Eleven filings since February

The agency's Architectural Barriers registry, where building projects are logged for accessibility review, lists these Coherent projects at the Sherman address in 2026, by estimated cost:

  • Logistics building: a $16.2 million, 45,904-square-foot addition to the existing facility for logistics operations, scheduled Aug. 3, 2026, through Jan. 29, 2027.
  • Test prober: a $15 million lab remodel covering 17,846 square feet, June 2026 to January 2027.
  • Zone 2 EPI/metrology: a $12 million renovation of an existing lab, 11,428 square feet, January to June 2027.
  • Zone 1 and 10 furnaces: a $10 million retrofit of 61,923 square feet of building space for furnaces, June to December 2026.
  • Zone 4 Bay 4: an $8 million lab remodel, January to June 2027.
  • Zone 2 WAT/ORT cleanroom: the newest filing, $8 million.
  • Zone 1 and 2 wafering: a $7.5 million renovation for semiconductor manufacturing, June to December 2026.
  • Zone 4 Bay 6: a $1.2 million lab remodel.
  • Zone 6 parts cleaning: $500,000 to turn storage space into a parts-cleaning area, July 30 to Oct. 30.
  • Two smaller lab renovations filed in February and March, at $150,000 and $100,000.

Together the 11 filings list $78.66 million in estimated costs. The dates and dollar figures are estimates supplied by the filers, and the registry does not show whether any of the work has started or finished.

The bigger plan

At the city's Mayor's Roundtable on Oct. 2, Coherent executive vice president Beck Mason said the company would invest more than $1.2 billion in new fab infrastructure in Sherman, KTEN reported. The state filings do not say whether the renovations are part of that investment, and Coherent's announcement did not include a timeline in the remarks the station reported.
