Hotel with 40,000-square-foot convention center anchors 46-acre plan on South Highway 75

The Ridge at Stone Creek, approved by Sherman's Planning and Zoning Commission in September, would pair a hotel and convention hall with shops, restaurants and homes. The City Council has the final say.

A 46-acre mixed-use development planned along the 2400 block of South Highway 75 would give Sherman a convention center about twice the size of other meeting facilities in the area, Nate Strauch of the City of Sherman told KTEN.

The project, called The Ridge at Stone Creek, would be built around a hotel with an attached convention center of about 40,000 square feet. Strauch told the station the plan also calls for close to 100,000 square feet of commercial space for shops, restaurants and offices, along with roughly 500 homes that could mix single-family houses, townhomes and possibly apartments.

"The coolest aspect about this project, from the city's perspective, by far, is the convention center aspect," Strauch said. He also cautioned that the plan is far from construction: "This is just a concept right now."

What the zoning would allow

City records show the request came from property owner SSCGC Holdings, LLC and applicant Land Value Partners, LLC. It asks to rezone land now split between multifamily and retail zoning, inside the Blalock commercial overlay, into a planned development district.

The development standards attached to the request divide the site at Gaba Drive. Land west of the street would follow multifamily rules, with build-to-rent houses, townhomes and apartments for residents 55 and older among the permitted uses.

Land east of Gaba Drive would follow retail rules and allow a convention or conference center, a food hall, restaurants with outdoor dining, a health club and a hotel.

The standards cap a hotel at 100 feet tall and allow mixed-use buildings up to 85 feet, with apartments permitted only above ground-floor businesses and no more than 210 units on the commercial side. Shared and structured parking would be allowed, subject to a parking study at the site-plan stage. City staff told the commission it had no objection to the request.

Next steps

The Planning and Zoning Commission took up the zone change Sept. 22, and KTEN reported that the commission approved it. The request goes next to the City Council, whose next regular meeting is Monday, Oct. 19; that agenda had not been posted as of Wednesday.

Even with council approval, the final site plan and building designs would still go through the city's normal review, according to KTEN. No construction timeline or project cost has been announced.
