New fleet garage for 530 city vehicles holds near $8 million, with construction set for December

An update prepared for Monday's council meeting says the Fleet Services building on East King Street is on budget, with a price due in mid-November and an opening in early 2028.

Sherman's planned Fleet Services Facility, the future home of the city's vehicle maintenance operation, is holding to a construction budget in the low $8 million range, according to an update the project's architects prepared for Monday's City Council meeting.

The presentation by Hidell Associates Architects, included in the council's Oct. 5 agenda packet, lays out the remaining steps. The construction manager, Plyler, is pricing the nearly finished drawings, and the guaranteed maximum price is due to go to the council in mid-November.

If the council approves it, crews would mobilize in December for about 12 months of construction, and the building would open in early 2028.

A staff memo attached to the item calls it a scheduled update and says the work is on schedule and inside its budget, describing it as the final step before the price comes to the council.

What the city is building

The facility will sit on 5.52 acres at 3501 E. King St. The two-story building totals 35,948 square feet, according to the presentation, with:

  • 12 repair bays, plus a tire bay and a wash bay
  • a parts counter and secured storage
  • locker, break and bunk rooms large enough for crews working through storms
  • Public Works administration on the second floor, with shell space for growth

The architects wrote that the shop is meant to handle 530 vehicles and about 5,700 repairs a year under one roof. Fleet Services and Public Works would both move in when it opens.

Budget and site work

The June estimate came in under $9 million, and the design has since been priced toward a target in the low $8 million range, the presentation says.

City crews are already clearing the site, removing an existing building foundation and paving with their own equipment ahead of the contractor. The architects estimate that keeps about $250,000 in demolition costs out of the construction contract.

The project timeline in the packet shows design starting in January, Plyler selected as construction manager at risk in April and design running through October.

The same agenda carried a report on the Police Department's 25th annual Fright Fest, set for 6 to 8:30 p.m. Friday, Oct. 30. The staff memo says the trick-or-treat event, held each year since 2001, attracts as many as 3,000 people.
