A company that owns a 5.8-acre tract in the Hidden Meadows Phase 2 addition wants Sherman to switch it from single-family zoning to general commercial, and says plainly that it has no plans to build anything there.
The request from CCR Equity Holdings Six LLC goes before the Planning and Zoning Commission at 5 p.m. Tuesday, Oct. 20, in the council chambers at 220 W. Mulberry St. The property is Lot 58X, Block F, in the 3900 block of West Houston Street, which the applicant's narrative identifies as frontage on State Highway 56.
It is zoned R-6, single-family residential, and the owner is asking for C-2.
Zoning to sell, not to build
The staff report says the owner wants the change "to sell the property" and has "no current plans to develop or improve" it.
The project narrative filed with the application makes the same point at greater length: no site plan, building drawings or construction documents accompany the request, and any future project would be up to a buyer and would go through its own city review.
The applicant argues that a highway-frontage tract fits commercial use better than homes and that commercial zoning would make it more marketable. The narrative also says the applicant knows of no harm the change would cause to nearby property or infrastructure, since nothing is proposed for now.
City staff took no position. The agenda form lists the recommendation simply as "Staff has no recommendation."
