SHERMAN, Texas. Sherman City Council will hold a public hearing on Monday, June 15, 2026 on Ordinance No. 6945, which would amend Chapter 14 of the city's Zoning Ordinance to grant a Specific Use Permit allowing a tattoo studio on a 0.458-acre tract at 121 East Wall Street in downtown Sherman.

What the permit covers

Specific Use Permits are a zoning tool Texas cities use to allow uses that are not permitted by right within a zoning district but may be acceptable on a case-by-case basis subject to conditions imposed by the city council. They are distinct from rezonings, which change the underlying zoning classification of a property.

The Wall Street tract sits in the C-2 General Commercial District with a Central Business District Overlay and Downtown Subdistrict designation, in the J.B. McAnair Survey, Abstract No. 763. Public records identify the property owner as RLMG 401K Trust and the applicant as John Stone.

Penalty provision

As with the other zoning ordinances scheduled for public hearing the same evening, the proposed ordinance prescribes a penalty not to exceed $2,000.00 for violations. The full ordinance language is published on the city's CivicClerk public portal.

Other zoning items the same night

Ordinance No. 6945 is one of six zoning items the council will hear on June 15. The others address an easement abandonment in Jamestown Square, three additional Specific Use Permits (motor vehicle sales at 1001 South Sam Rayburn Freeway, contractor and equipment sales with outdoor storage at 1916 Gallagher Drive, and automobile repair at 1410 West Houston Street) and a rezoning of approximately 14.384 acres along West Highway 82 from R-6 single-family residential to C-1 retail business.

After the public hearing, the council is scheduled to close the hearing under item F.1 and consider adoption of Ordinances 6940, 6941, 6942, 6943, 6944 and 6945 together. If adopted, the ordinance would take effect upon passage subject to any standard publication requirements.
