This weekly housing report covers Sherman, TX, in the Sherman-Denison region for sherman.city. It uses Zillow local-market data, Zillow home-value data, Redfin's May 2026 housing-market data and Freddie Mac's weekly mortgage survey. Zillow counted 395 homes for sale in Sherman as of June 30, 2026, while Zillow reported 91 new listings during its latest monthly period. Zillow put the average home value at $259,434, down 6.8% over the past year. Zillow listed the median asking price at $307,533 as of June 30, 2026.

Redfin's May 2026 market page reported 189 homes sold, compared with 188 a year earlier. Redfin's median sale price was $284,830, down 8.1% from a year earlier, and average days on market were 79 days, compared with 85 days last year.

By the numbers

Zillow listed the median list price at $307,533 as of June 30, 2026. Redfin's median sale price was $284,830 in May 2026. Zillow's average home value was $259,434. Zillow said homes went to pending in around 53 days as of June 30, 2026.

Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 6.49% as of July 9, 2026, up from 6.43% a week earlier and below 6.72% a year earlier.

What changed from last year

Redfin's year-over-year sales count increased from 188 to 189. Redfin average days on market fell from about 85 days to 79 days. Redfin's median sale price was down 8.1% from a year earlier.

Zillow's June 30, 2026 inventory figure and Redfin's May 2026 sold-home figure measure different parts of the market: active supply versus closed transactions. This report keeps those figures separate because they do not describe the same set of homes.
