Realtor.com listed the median list price at $308,995 as of June 2026. Redfin's median sale price was $284,830 in May 2026. Zillow's average home value was $259,434. Zillow said homes went to pending in around 53 days as of June 30, 2026. Realtor.com reported average days on market at 64 days in June 2026.

Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 6.66% as of July 30, 2026, up from 6.58% a week earlier and below 6.72% a year earlier.

What changed from last year

Redfin's year-over-year sales count increased from 188 to 189. Realtor.com average days on market fell from about 74 days to 64 days. Redfin's median sale price was down 8.1% from a year earlier.

Realtor.com's June 2026 inventory figure and Redfin's May 2026 sold-home figure measure different parts of the market: active supply versus closed transactions. This report keeps those figures separate because they do not describe the same set of homes.
