Silicon Sands waterpark registers $25 million plans with the state, listing a 2027 start and spring 2028 finish

A state filing lists the south Sherman waterpark at about 11 acres on East FM 1417, with construction from February 2027 to April 2028, later than the mid-2027 opening its developers described in January.

The developers behind Silicon Sands, the resort-style waterpark planned for south Sherman, have registered the project with the state at an estimated cost of $25 million, and the filing puts construction later than the schedule they described at the start of the year.

The Oct. 6 registration, in a Texas Department of Licensing and Regulation database, lists a construction start of Feb. 1, 2027, and a completion date of April 1, 2028. Both are estimates entered by the person filing the form.

What the filing describes

According to the TDLR record, the project is new construction at 300-1000 E. FM 1417 covering 479,160 square feet, or about 11 acres. The scope lists:

  • pools and water attractions with decks and pool equipment
  • ticketing and retail space
  • restrooms and food and beverage buildings
  • parking, utilities and site work

The owner is listed as Terra Perpetua LLC of Plano, and the design firm as Paladin Building Company of Denison. The filing describes the project as privately funded on private land. Its status on the state site is "Project Registered."

A later timeline than January's

In early January, a member of the development team, identified by KXII as Hefton, told the station that dirt would start moving late in the spring or early in the summer of 2026, with an opening expected in mid-2027. He said then that the project was in design and engineering and that its financing was "lined up and committed."

The state filing does not explain the later dates.

KXII's January report described plans for slide towers, a lagoon-style wave pool, a lazy river, cabanas and shaded seating, with online ticketing and food ordering by QR code.

The station said the park would be reached from Heritage Parkway and would be the first piece of a larger West Village development, where the developers have said they expect retail, restaurants and possibly hotel and office space to follow.

According to KXII, the name pays tribute to the "Silicon Prairie," a reference to the area's technology industry, which the station traced back to the 1950s.
