The ground is ready for Sherman's long-awaited H-E-B, but the grocer has not said when it will start building.
The City of Sherman announced this week that its work to prepare the store's site at the Sherman Crossroads development, near U.S. 75 and FM 1417, is complete, KXII reported Tuesday. The project included building Aston Drive and moving a pond on the property. The station reported there is still no word on a groundbreaking for the store itself.
How the city got here
H-E-B's plans for Sherman became public in July 2025, when the chain bought land in the city, according to KXII and the Herald Democrat at the time.
That October, the City Council approved a $12 million spending plan for roads and other infrastructure on the lot, KXII reported. City officials said then that the work would be financed through a tax increment reinvestment zone, a district that captures growth in property tax revenue inside its boundaries, so that existing taxpayers would not carry the debt.
City communications manager Nate Strauch described the arrangement at the time as a way for the store, over time, to pay off the borrowing for the roads and other improvements it needs to open.
He also laid out the to-do list: filling in an existing lake and creating a new one farther back, building a long road, installing a traffic signal, and putting in storm water, water and sewer lines underground.
