Owning a home in Grayson County got noticeably more expensive in 2025, while the typical household's income barely moved, according to new one-year estimates from the U.S. Census Bureau's American Community Survey released Oct. 29.
The survey put the county's median home value at $321,800 last year, up from $290,100 in the previous year's release. Homeowners with a mortgage reported median monthly costs of $2,260, compared with $1,922 a year earlier. Those monthly figures include the mortgage payment plus property taxes, insurance and utilities.
Median household income was estimated at $74,372, with a margin of error of plus or minus $5,770. The prior estimate, $72,260, falls inside that range, so the survey cannot show a real change. Grayson County remains below the statewide median of $82,625.
Because Grayson is a one-county metro area, these are also the Census Bureau's figures for the Sherman-Denison metro. The county is large enough to be measured every year; Sherman and Denison on their own are not, so city-level figures come later from the five-year survey.
Renters
The picture for renters moved the other way, at least on paper. Median gross rent, which includes utilities, was estimated at $1,380 a month, down from $1,482. That gap is smaller than the two estimates' margins of error, so it may not reflect an actual drop.
Rent still takes a large share of many paychecks. Of renting households whose burden could be calculated, 41.2% paid 35% or more of their income on rent and another 11% paid between 30% and 35%. Together that is about 52%, close to the Texas share of about 51%. Thirty percent is the common federal yardstick for a household that is cost-burdened.
Insurance, poverty and the drive to work
- Health insurance: 13.9% of residents had no coverage, below the Texas rate of 16.5%. The county estimate was 16% a year earlier.
- Poverty: 13.3% of residents lived below the poverty line, up from 11.1%, with a margin of error of 3.7 points. The Texas rate was 12.7%.
- Commute: The average trip to work was 28.8 minutes, up from 24.1 minutes and about a minute longer than the state average of 27.8.
