The rapid growth of North Texas, particularly in cities like Frisco, is creating significant challenges for potential homebuyers. Frisco, which has expanded from about 33,000 residents at the turn of the century to over 200,000 today, exemplifies the region's booming economy and the affordability crisis that accompanies it.
Located approximately 36 miles south of Sherman, Frisco's development has led many buyers to seek more affordable options in newer areas like Celina and Prosper.
The Dallas-Fort Worth metroplex, now the fourth-largest in the U.S. with around 8.5 million residents, continues to attract newcomers, adding over 100,000 people annually. The demand for housing has surged, driven by corporate relocations and expansions, with 119 such moves reported in 2025 alone.
However, this demand has outpaced wage growth, as the S&P CoreLogic Case-Shiller index indicates a 156% increase in home prices since 2005, with the median home price now around $400,000.
